Board Meeting 5:00pm MST, Monday, March 22, 2021

Attendees:

Ron Peters, Melinda Kuehl, Ernie Mowery, Carolyn McLeod, Rebecca Hust

Meeting called to order at 5:00pm MST at Ron and Kerry Peter residence.

Additions to agenda; none.  Approval of minutes, Melinda approves, Carolyn seconded.

Treasurers report through the end of February.  64 lots have paid dues.  Insurance and domain registration paid.  Zeros are expenses that came up last year and have not yet come due in 2021.  Approximate balance $9,000.  First by Ernie, seconded by Melinda.

New business:

Covenant committee met on Saturday, March 20th.  Started out well, had received 15-20 responses to covenant request for input.

Many suggestions were legally unable to be pursued.

Discussion began as to what the actual request of the covenant committee was.  Daryl quoting from annual meeting minutes that go beyond what was actually stated.  Meeting notes were reviewed for actual terminology requested.

Mid-American Properties would change to Pine Shadows Property Owners Association, road maintenance would be done by the road district and snow removal by the association, Home based businesses and chickens (limited number) would be allowed.  These four changes have been unanimously agreed upon and approved by the board for voting.

Motioned by Melinda Kuehl, seconded by Carolyn McLeod.  Motion has been approved. 

Request by Southerland to sub divide lot has been denied and no further correspondence has been received from them.

Registered agent, non-registered agent or board member.  Deanne Reaser will remain as our non-registered agent.

Moose drive snow removal.  Resident said they would take care of it.  Got a panicked call that they couldn’t get out of their driveway.  We ended up paying for one of the two people that showed up to clean out the driveway.  Just waiting for the bill, she didn’t know who actually came out and cleaned it.

Some discussion continued over remaining 5 or so lots with dues unpaid.

Board will meet again in late June/early July to compile the annual meeting letter to be mailed at least 15 days before the meeting.

June 29th, Tuesday, 5:00pm at Ron’s home has been settled on.
