Pine Shadows Property Owner's Association Board Meeting

March 18, 2019

Present: Ron Peters, Marilyn Milner, Jim Larsen, and Deanne Reaser Absent: Mike Edwards

  1. The Pine Shadows board meeting was called to order by Ron at 2:03 pm at Jim Larsen's

home.

  1. Agenda review. No additions to the agenda.
  2. Secretary's report. The minutes from the December 19, 2018 meeting were reviewed.

Jim made a motion to approve the minutes. Deanne seconded the motion. All voted in favor.

  1. Treasurer's report. Ron reported that the balance on hand in our checking account
  1. $10,817.93. Balance at end of December was $6938.48. Income from dues for 2019 was

$5,730.00. Expenses paid totaled $1850.55. ( State Farm Insurance $767.00, Mail parcel box

$1053.55, and mail box install $30.00) Deanne made a motion to approve the treasurer's report

as amended. Marilyn seconded the motion. All voted in favor.

5 Old business. None

  1. New Business:

a. Unpaid lot dues. As of today there are 7 lots that have not paid the annual dues. After

March first a late fee of $25.00 per lot has been assessed. Ron has contacted the lot owners

to remind them to remit dues. If there are still outstanding dues by May, Ron will contact them

by phone. Lots unpaid belong to Pulscher, Cummings, Ladner, Bloom, Wick, McBeth, and

Anderson. Discussion was held regarding increasing late fee to be determined at annual

meeting.

b. Member correspondence: None

c. Proposed budget: Ron presented a budget based on last year's expenses. Notable changes

were increase in State Farm Insurance of $134.00 to $767.00, increase in mowing by $100.00

to $850.00, Adding snow removal to our budget from road district $1750.00, and decrease in

amount given to road district for road repair from $4000.00 last year to $2500.00 for 2019.

Jim moved to accept the proposed budget, Deanne seconded the motion, and all voted in

favor.

  1. Next Meeting. The next scheduled board meeting will be at Deanne Reaser's house on

July 10th at 7pm

  1. Meeting adjournment. Having no further business, Marilyn made a motion to adjourn the

meeting. Deanne seconded the motion, and all were in favor. The meeting was adjourned at

2:55 pm.
