Pine Shadows Property Owner’s Association Annual Meeting     

                                                                            August 17, 2019                                   

1.  CALL TO ORDER: The meeting was called to order by Ron Peters at 10:35 am.  Board members present were Ron Peters, Marilyn Milner, and Jim Larsen.  Deanne Reaser and Mike Edwards were absent.  There were 27 lot owners present which satisfied the quorum requirements per our covenants.  The property owners present introduced themselves.

2.  AGENDA APPROVAL: Ron called for any additions or corrections to the agenda.  Ron Peters added covenant violations to new business.  Rita Fraune made a motion to approve the agenda, Martha Redetzke seconded the motion. All present voted in favor.

3.  SECRETARY’S REPORT: The secretary’s report from the annual meeting August 2018 was presented.  RJ Baker made a motion to accept the secretary’s report as written. Jan Simunek  seconded the motion.  All present voted in favor.

4. TREASURER’S REPORT: The treasurer’s report was presented by Ron Peters. Total expenses for 2018 were $6,842.55, total deposits were $6,775.00, and the account balance as of 7-31-2019 is $7,782.93.  Lisa Shubbel made a motion to approve the treasurer’s report, Curt Kusch seconded the motion, and all present voted in favor. 

5. OLD BUSINESS:              

   A. Discussion was held regarding noxious weeds in the subdivision. Ron Peters noted that lot owners have been addressing the mullein and thistle problems.  Weed killer can be purchased at the Fall River County Weed and Pest Control office.  Many lots still need to control weeds but the county is too busy to spray them and charge the lot owners.  Lisa Shubbel suggested sending a letter to land owner, repeat if no response and if there is still no response the subdivision should contact the county weed department.  Land owner can contact Nina Steinmetz (county weed control) to get a list of people that can spray and mow lots for people that do not live here. If your neighbor has weeds, try to contact them and discuss getting the weeds removed.

 6. NEW BUSINESS:

A. Dog control.  Ron reminded land owners that dogs must be under their control and kept on their property.  Residents that walk on the road have been accosted and are carrying pepper spray to protect themselves.  Dogs should be kept on a leash when walking on the subdivision roads.

B. Covenant violations.  Ron noted that every land owner should have a copy of the subdivision covenants.  Please do your duty to follow them and comply with the rules.

C.  Election of Officers.  Ron announced that there are 2 positions open on the board for a two year term. The terms of Ron Peters and Mike Edwards will expire this year.  Jerry Simunek nominated Ron Peters, Fred Shubbel seconded the motion. Jan Simunek nominated Lisa Shubbel, Beth Caha seconded the motion, Marilyn Milner nominated Carolyn McLeod and Linda Kurgan seconded. All members voted in favor of the 3 nominees.  RJ Baker made a motion to close nominations. Martha Redetzke seconded the motion and all present voted in favor. Ballots were passed out and Ron and Carolyn were elected.

6. NEXT ANNUAL MEETING: The next annual meeting is scheduled for August 20,  2020. The time and place will be determined and the property owners will be notified.

7. ADJOURNMENT: Jerry Simunek made a motion to adjourn the meeting and Rita Fraune seconded. All present voted in favor of adjournment at 11:30 am.
